How much can an Airbnb earn in Kuala Lumpur?

Monthly revenue depends on achievable nightly rate, occupied nights and the full cost of operating the unit, not a single city-wide average.

Short answer

There is no reliable city-wide income figure for every Kuala Lumpur Airbnb. A useful estimate must combine the unit’s achievable average nightly rate, realistic booked nights and all operating costs, then compare the result with long-term rent.

How does this apply to your property?

Tell us the building, size and furnishing condition. Let’s discuss the options for your unit, not just a general example.

Start with two revenue levers

Gross booking revenue is broadly driven by average nightly rate multiplied by occupied nights. A unit averaging RM220 across 24 occupied nights would illustrate RM5,280 in monthly gross booking revenue before operating costs. This is a scenario, not a forecast.

Model the full cost base

Platform fees, management, cleaning, linen, utilities, consumables, maintenance and promotions affect what remains for the owner. Some costs move with bookings while others continue during quieter months.

Test more than one season

Do not base a decision only on a peak month. Compare conservative, expected and strong-demand scenarios, then assess whether the property still meets the owner’s objective after realistic costs.

Property fit changes the answer

Building permission, location, access, furnishing, photography, reviews, unit size and new competing supply can all materially change rate and occupancy potential. A property-specific assessment is more useful than a general market claim.

Questions owners often ask

Can an Airbnb income estimate be guaranteed?+

No. Any estimate is a scenario based on assumptions. Actual results vary with demand, season, pricing, competition, reviews, building rules, unit condition and operating costs.

Should I compare gross revenue or net income?+

Compare estimated net owner income after operating costs and management fees. Gross booking revenue alone does not show what the owner may receive.

What to send a property manager
