Short answer

COVE Residence Melaka owners should plan the operating model before handover: confirm the latest building requirements, choose a guest-ready furnishing scope, prepare a realistic income-and-cost model and decide who will coordinate launch and daily operations.

How does this apply to your property?

Tell us the building, size and furnishing condition. Let’s discuss the options for your unit, not just a general example.

Decide the operating model before furnishing

The intended guest, stay length and operating model should guide layout, sleeping capacity, storage, durable finishes and the furnishing budget. Designing first and deciding the rental strategy later can create avoidable rework.

Prepare for more than the listing

A short-stay launch can involve defect follow-up, furnishing coordination, utilities, internet, photography, listing setup, access procedures, cleaning standards, linen, guest supplies and a maintenance process.

Model revenue and OPEX together

Estimate booking income under more than one occupancy and nightly-rate scenario. Then deduct the operating expenses that may apply. OPEX can include platform fees, utilities, cleaning, linen, consumables, systems and maintenance, depending on the actual programme and agreement.

Know the current COVE furnishing and stay terms

The previous furnishing prices have been taken off the website while the new All-In collection and starting prices are being prepared. An instalment plan of up to 36 months may be available through a credit card, not as cash instalments; approval and tenure depend on the available card limit and participating bank. The first management term is 3 years, with a further 3 years only by mutual agreement. Check the notice period and any early termination charges in the signed agreement before signing. The owner-stay promotion offers up to 30 nights each active contract year (10 standard nights plus 20 promotional nights), renewed annually. Free nights are for weekdays; weekends, public and school holidays, peak seasons and special-event dates are excluded. Owners book at least 15 days ahead.

Understand the amount paid to you

Applicable OPEX is deducted from gross rental revenue before the remaining net rental revenue is split 25% to the operator and 75% to owners. Each day, eligible COVE units share the owners’ distributable pool in proportion to verified net purchase prices; the month’s allocation adds up each eligible day. About RM167 a month is reserved from the owner allocation for repairs; authorised furnishing deductions may also apply. The reserve deduction is deferred if the month’s share is insufficient. Monthly reporting explains pool revenue, expenses and allocation, with payment by the 25th of the following month. Neststay’s own staff salaries are not OPEX.
